For Real Estate Investors
We don't just collect rent. Our founder is an active real estate investor in the Savannah market — which means we don't just think like a property manager, we think like an investor. Whether you're buying your first rental or managing a seasoned portfolio, we track your performance, protect your asset, and give you the ground-level market intelligence that makes the difference between a good investment and a great one.
Built for Portfolio Owners
We manage property for investors who think in terms of returns, not just rent checks — and we structure our service accordingly.
We're actively leasing properties across Savannah, Pooler, Richmond Hill, and the surrounding market every week. That live data informs everything from your rent pricing to your renovation ROI decisions.
Single-property owners pay 10%. Build your portfolio to 10+ doors with us and your rate drops to 8% across everything you manage — automatically, with no renegotiation required.
Evaluating a potential purchase in Savannah? We'll give you a realistic rent estimate, a condition assessment, and honest feedback on the deal — before you close, not after.
No management fees on vacant units. No setup fees. No cancellation penalties. We earn when you earn — which means our incentives are perfectly aligned with your investment returns.
Move-in, move-out, and annual inspections with interactive 360° imagery through our top industry inspection platform. Your asset is documented thoroughly at every key moment — protecting you in any dispute.
Out-of-state investors are now legally required to have a licensed Georgia property manager. We get you compliant fast — no setup fees, no upfront costs, just performance-based management.
What We Do for Investors
We manage your portfolio the way you'd want to manage it yourself — if you had a full-time team in Savannah with deep local vendor relationships, a 24/7 emergency line, and live data on the rental market.
The Savannah Market
One of Savannah's largest employers with thousands of skilled workers — many of whom rent rather than buy, particularly upon relocation. Concentrated demand in the airport corridor and Pooler.
The largest and fastest-growing container port on the East Coast. Logistics, distribution, and port operations employment creates consistent blue-collar rental demand across West Chatham County.
The Savannah College of Art and Design enrolls over 15,000 students and drives strong rental demand in the Historic District, Midtown, and surrounding neighborhoods.
Memorial Health, Candler Hospital, and expanding outpatient networks create steady professional rental demand from nurses, physicians, and allied health workers.
Military households generate some of the most reliable rental demand in any market — income-stable, lease-abiding, and consistent. HAAF creates ongoing demand in Southside and West Savannah.
Chatham, Bryan, and Effingham Counties are all growing — driven by domestic migration from higher-cost metros and expansion of the industrial and logistics employment base.
Out-of-State Investors
Georgia HB 399 requires out-of-state owners of single-family and duplex rentals to have a licensed Georgia property manager. But beyond legal compliance, owning rental property in Savannah from out of state works — when you have the right local team.
Georgia HB 399
Effective July 1, 2025 — if you live outside Georgia and own a single-family home or duplex rental in the state, you must hire a licensed Georgia property manager. Self-management and unlicensed management are no longer legal options.
