Mia Madison Properties is a licensed Georgia real estate brokerage providing residential and commercial property management services, rental listing services, leasing services, and related real estate services in Savannah, Georgia and surrounding areas. Our website provides information about our services, allows prospective clients to request information, enables rental applicants to apply for properties, and provides resources for current owners and residents.
Use of our third-party portals (owner portal, resident portal, maintenance request system, listings platform) is also subject to the terms of service of those respective third-party providers.
You may use the Site for lawful purposes consistent with these Terms. Permitted uses include browsing available rental listings, submitting inquiries and rental analysis requests, accessing owner and resident resources, and learning about our services.

Rental listings displayed on our Site are provided for informational purposes and are subject to change or withdrawal at any time without notice. The display of a listing does not constitute an offer to rent, and availability is not guaranteed until a lease agreement has been fully executed.
Submission of a rental application does not guarantee approval. All applications are subject to our tenant screening criteria, which are applied consistently and in compliance with the Fair Housing Act and applicable Georgia law. We reserve the right to deny any application that does not meet our published screening criteria.
Application fees, if applicable, are non-refundable once screening has commenced.
Our free rental analysis service provides an estimate of market rent for your property based on publicly available comparable data and our local market knowledge. This estimate is provided for informational purposes only and does not constitute an appraisal, a guarantee of rental income, or a formal market analysis. Actual rental rates may vary based on property condition, market conditions, and other factors. No fee is charged for this service and no management agreement is created by requesting a rental analysis.
All content on the Site — including text, graphics, logos, images, photographs, blog posts, and software — is the property of Mia Madison Properties or its content suppliers and is protected by applicable copyright, trademark, and intellectual property laws.
You may not reproduce, distribute, modify, transmit, reuse, or use Site content for public or commercial purposes without our prior written consent. You may print or download a single copy of pages for your personal, non-commercial use, provided you retain all copyright and proprietary notices.
Our Site contains links to third-party websites and services including, but not limited to, Rent Manager (owner and resident portals), Property Meld (maintenance requests), Tenant Turner (rental listings), Piñata (tenant rewards), Utility Profit (utility concierge), and Gas South (gas service). THE SITE AND ITS CONTENT ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. TO THE FULLEST EXTENT PERMITTED BY LAW, MIA MADISON PROPERTIES DISCLAIMS ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components. We do not warrant the accuracy, completeness, or timeliness of any information on the Site, including rental listings, market information, or blog content.
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, MIA MADISON PROPERTIES AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF OR INABILITY TO USE THE SITE OR ITS CONTENT, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
OUR TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING FROM YOUR USE OF THE SITE SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100.00). SOME JURISDICTIONS DO NOT ALLOW THE EXCLUSION OR LIMITATION OF CERTAIN DAMAGES, SO THE ABOVE LIMITATIONS MAY NOT APPLY TO YOU.
Nothing in these Terms limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded or limited by applicable law.

Mia Madison Properties is committed to compliance with all applicable fair housing laws, including the Federal Fair Housing Act, the Americans with Disabilities Act, and the Georgia Fair Housing Law. We do not discriminate against any person in the terms, conditions, or privileges of rental housing or the provision of services on the basis of race, color, national origin, religion, sex, familial status, disability, or any other class protected by applicable law.
If you believe you have been subjected to discriminatory housing practices, you may file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov or the Georgia Commission on Equal Opportunity.
These Terms shall be governed by and construed in accordance with the laws of the State of Georgia, without regard to its conflict of law provisions. Any dispute arising from these Terms or your use of the Site shall be resolved exclusively in the state or federal courts located in Chatham County, Georgia, and you consent to personal jurisdiction in those courts.
We reserve the right to modify these Terms at any time. When we make material changes, we will update the "Last Updated" date at the top of this page. Your continued use of the Site after any changes constitutes your acceptance of the updated Terms. We encourage you to review these Terms periodically.
If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Mia Madison Properties regarding your use of the Site and supersede all prior agreements and understandings relating to the same subject matter.
